The fit-out work at Francuska Office Centre is more and more advanced. Most noticeable is the removal of the external scaffolding, which is still underway. Then it will be possible to view the façade of the complex in all its splendour. Meanwhile, work on roadways and paving around the project is proceeding at full steam, with sidewalks being installed to provide convenient access to the buildings. Inside the Francuska Office Centre, construction crews are fitting out the entryways, which will provide an impressive hallmark to the complex as a whole. The cafeteria on the first floor is one of the areas where fit-out work has already been completed. Francuska Office Centre is also preparing for formal approval by the relevant authorities, who will then issue an occupancy permit. The work is moving forward quickly in order to assure that tenants will be able to take delivery of the modern GTC office space on ul. Francuska before the end of May.
Katowice is the biggest city and capital of Upper Silesian conurbation, dynamic center of economics, culture and science. Local commercial real estate market, although it did not avoid the effects of economic stagnation, consistently remains one of the most attractive in Poland. Located at the crossroads of important European transport routes, the region of Upper Silesia is constantly penetrated by the biggest international companies. Many of them have already decided to launch a business and locate its operational centers in Katowice. Despite the favorable investment climate in Katowice, the problem of relatively low availability of suitable office buildings remains. Although recent data show an increase in vacancy rates, but it is still hard to talk about local market saturation. For several years, the largest developers of commercial space in Poland, including the GTC are present in Katowice. The effects of their activities, in the form of modern buildings and office parks are beginning to be seen, not only in places not yet associated with the center of Katowice. The office investment also arise at the main exit routes, as well as in excellent communicated area directly bordering with the city center, for example around the Francuska street and Damrota. An example of such an investment is the office center, carried out by GTC on Francuska street. It is the region which becomes a real city of Katowice - a prestigious area of the city which brings modern businesses and key public institutions together. After last year's decline, now we can see revival and increased interest in Katowice from potential tenants. To GTC apply above all companies looking for office space in Katowice, Class A, easily accessible in terms of communication and offering the opportunity to freely arrange the agencies such as back-office, or laboratory research. These are primarily companies in the BPO sector, finance, new technology, pharmaceutical, and logistics.
This year's autumn promotes the progress of work on construction sites in Katowice. There is also big motion on square by Francuska Street 34, where the Francuska Office Center is being created – the investor of which is GTC. Francuska Office Center arising near the new headquarters of the District Court (almost finished investment), and the Silesian Library and BRE and PKO Banks, will soon become part of a new center of Katowice. The project is also located near the exit of the A4 route. Overall, the Francuska Office Center will offer a total of over 21 500 square meters. first-class office space. Building project was the result of collaboration of APA Wojciechowski from Warsaw with Katowice STABIL office. Currently on Francuska Office Center site, underway facade and interior decoration are being built.
FRENCH Office Center will be build on a plot area of 7 200 square meters. located in the center of Katowice by Francuska Street 34, in the neighborhood of the new headquarters of the District Court and other nearby public institution. The complex will consist of two six floors class A office buildings with a total area of over 21 500 square meters. Both buildings will be fully equipped with air conditioning, modern telecommunications systems, suspended ceilings and hopper windows. The buildings will also have a professional security system, and the underground car park where is room for about 400 vehicles. The advantage of Francuska Office Center will be surely being close to public transportation, and a very good communication with the A4 motorway and national road No. 86 connecting Warsaw and Bielsko-Biala. A way to the International Airport in Pyrzowice takes about 25 minutes by car. GTC has a large experience in the office buildings that meet international standards, based on years of relationship with national and foreign firms. We hope that the Francuska Office Center will attract prestigious tenants to Katowice and enable the development of local companies - says Piotr Kroenke, CEO of GTC. The architectonical project of Francuska Office Center is designed and owned by APA Wojciechowski. Distribution of both buildings is based on a rectangular plan. A glass facade complemented by light stone and high quality finishing materials provide attractive appearance of the complex, and good natural light access.
